ABACO BAY (East Naples)
The Bayshore region of Naples (East on 41 about three miles east of Old Naples) is an older area that is re-emerging, though certainly slowed down a bit in its tracks by the economy. In 2005 that emergence included the revamping and reconstruction of various older apartment complexes --- among those was Abaco Bay. Abaco Bay topped out in the 200s following its 2005 out of the gate conversion pricing of $119,000 and then $150,000. But then when the bottom dropped out and more expensive areas started competing, Abaco Bay's units (2/2 units under 1000 sq. ft.) took a hit.
We just sold an Abaco Bay unit under $60,000 which should prove a great opportunity for our client since there is an annual renter in place paying $800 a month. There are still units in Abaco Bay under $100,000 that are not short sales, so it is still worthwhile as a possible cash flow situation. The Botanical Gardens is just past Abaco Bay and the Windstar Country Club neighborhood is on the other side of the street, just down the way. Windstar borders the east side of Naples Bay across from Port Royal and though it has some lower priced condos from the high 100s in resale, it also has homes up to several million, so that has given Bayshore the impetus for continuing its reinvention once the economy gets back on track.
Abaco Bay was originally built in 1985 and largely rebuilt in 2005 in Key West style architecture. Its fitness club and community pool were also renovated.

AMBERTON: Including AMBERTON ISLES & AMBERTON POINT (North Naples)
Amberton is a townhouse community that had just been launched by Home Dynamics Corporation when the market headed downward. As with some other developments that caught the tail-end of the high, their goal was to sell out by themselves without Realtor participation. Though we Realtors grumbled a bit, that concept did have some potential until the abrupt slowdown. Therefore much of it remains unbuilt. There is new product, but as with builders currently in the marketplace, they will either have to wait it out now that real estate is once again getting brisk, or be ridiculously competitive in the marketplace which obviously requires some deep pockets.
It is a well located neighborhood in North Naples (on Immokalee Road, approximately 2 miles east of I-75 and west of 951; approximately 20 minutes from the beach) across the street from Gulf Coast High School.

ANDALUCIA (North Naples)
Andalucia is a gated single family community located west of I-75 off Whippoorwill. Andalucia was just getting off the ground -- with buyers lined up right and left -- when the "big chill" hit the housing market. The neighborhood features 167 home sites with floorplans incorporating both one- and two-story single-family dwellings ranging from approximately 1,800 square feet to just under 3500 square feet under air. Andalucia has a clubhouse with a fitness center, pool with hot tub, and playground. Though there are still plenty of buildable lots right, we have been told that new construction is on hold until the neighborhood's financial status is determined. It is located about 7 miles or so from the beach -- a straight shot to Clam Pass Park once you pull out on Pine Ridge Road which turns into Seagate Drive on the west side of Highway 41.
A spokesperson for the development indicated to us that just over 50 homes were constructed in the area and 45 are either owner or tenant occupied. At the time of this writing (May 2009) Six or seven are available for sale as builder inventory units starting in the $380s and running into the 500s.
This neighborhood is actually in a good location where a number of developments were just hitting their stride when the market slowed. It will be interesting to keep an eye on this community. Could turn into a great value.

AQUA (High-Rise Towers in the North Naples area -- Wiggins Pass)
Aqua is another development -- this one a Naples Florida high rise along Wiggins Pass -- which had great success in the past, but got caught up in the market slowdown. Some people who had committed to these high end units went through with their purchases, but representatives freely volunteered that there were some last minute renegotiations involved. I have been in Aqua and it is a very impressive building that was to be a continuation of this company's previous success with its sister and neighboring community Pelican Isle Yacht Club. We are talking luxurious high-end finishes, great views, top-notch amenities, the whole shebang including its most prized attraction, a private yacht club lifestyle. The wildlife to be viewed in the area is also quite impressive. This group has renewed its marketing and the development is once again attracting attention because they are being realistic in their reviews of offers. From what I understand developer residences start under two million.

AQUALANE SHORES (South Naples, just South of Olde Naples)

Aqualane Shores is one of the most popular boating, fishing and beach neighborhoods in Naples. It consists of 305 acres encircled by Naples Bay, the Gulf of Mexico, Old Naples and Port Royal. The neighborhood consists primarily of nearly 500 single family houses, with exception to one set of condos called Aqualane Manor. Most Aqualane properties feature deep-water canals. Lot value here is approximately 1.5 million plus or minus, with some new exquisite homes priced upwards of 5 million. This area offers new construction when an old home is torn down and a new home is built. There are also some unbuilt-on lots available for purchase. I used to lease a home in the neighborhood before buying a home in the more affordable Royal Harbor area, and I have to say it is a very desirable area. We loved it. Many of the lots are within walking distance to the beach. In fact all of them could be depending on what you consider a nice walk. Otherwise pull out your bike!
Luxurious estates line the beach. At its northern edge is the Naples Yacht Club. The boutiques, art galleries and restaurants that have given Old Naples its prized mix of sophistication and tropical charm are all within walking distance.

ARBOR TRACE (North Naples)
Located on 40 acres between Pelican Bay and Bonita Bay, this 55 and older community offers some impressive units -- high rises (Tower Pointe), 60 mid-rises and 31 villas -- many with great views. As the crow flies, this all in resale community, is located about a quarter mile from the Gulf of Mexico. And it features the natural on-premises habitat of Arbor Lake.

ARROWHEAD AT HERITAGE GREENS (Bundled Golf)

ARTESIA (East Naples)
Artesia is community that as with others mentioned was stopped in its tracks by the planned reorganization of its development company, WCI. WCI has been a long respected development company that is most noted locally for the Pelican Bay development. The plan was to make Artesia an all-green, or mostly green, single family, villa, and condo community, but they may have been a bit ahead of their time.
Right now the only units available at Artesia are resales, but unless the community is sold to someone, it seems the plan is to start building here again once WCI finishes selling out inventory in its other stalled communities around the country. Last we heard, though the clubhouse hasn't yet been built, those who have bought in Artesia have the right to use the luxurious amenities of Hammock Bay Country Club, another WCI community.

AUDUBON COUNTRY CLUB (North Naples)
Audubon is a private, gated country club community located in North Naples, almost in Bonita Springs. The community stretches west of US 41, all the way over to the protected mangrove preserves on Little Hickory Bay. The 18-hole, 6700 yard championship golf course was designed by Joe Lee.
Audubon is aptly named for the renowned naturalist, with a community limited to 400 homes over 770 acres. That leaves room for a couple dozen lakes and more than 200 acres of preserves. AUTUMN WOODS (North Naples)
Autumn Woods is a non golf course gated community featuring 350 single family homes, 110 villa homes and 88 coach homes located on the east side of Goodlette-Frank Road, one mile north of Pine Ridge Road. AVE MARIA (way East of North Naples)
Ave Maria is Naples Florida's newest master-planned residential and commercial real estate development. Ave Maria is a self sustaining town developed in conjunction with a Catholic university. Located east of Naples, the community is comprised of 5,000 acres, some 20% of which has been set aside for Ave Maria University and its planned growth for the future. The focal point of the town itself is La Piazza which includes residential condos, commercial space, and retail stores.
Eventually the town, which now features six neighborhoods, will contain some 11,000 residences including condos, villas, and single family homes in all sizes, up to estate homes. There is also on-site law enforcement, fire protection, and medical facilities. A network of parks and recreational areas has also been incorporated into the master plan as well as educational facilities for younger children.

BAYSHORE (East Naples)
Bayshore is a general neighborhood designation for the area found once you turn onto Bayshore Drive off of East 41 also known as the East Trail (as Highway 41 takes its turn to the east at 5th Avenue South and heads for Miami.) You will find everything from small rundown homes and condos to multi-million dollar residences in the golf course community of Windstar. But for its shortcomings, Bayshore is an area moving forward and upward with the new Hamilton Harbor Yacht Club, the constantly emerging Botanical Gardens and more. There is an art community developing here and an Coffee Company that provides interesting almost Beatnik type entertainment. You can get some great deals in the area, but as it was with Olde Naples back in the 80s and 90s, you have to have a bit of a sense of humor and willing to take the ups with the downs. I personally think there are some great emerging opportunities in this neighborhood particularly in terms of water properties. BEAR'S PAW (mid Naples)
Though Bear's Paw is a gated golf course community located close in to downtown Naples and its beaches, you might just drive past it and not even notice since its 8-foot concrete reinforced walls keep it from the eyes of passersby. An older, but beautifully situated gated community, Bear's Paw's 244 acres seem secluded while being in the heart of the action. The only access for both residents and guests, is the security gatehouse with a privacy officer on duty 24 hours.
Bear's Paw is a mix of condominiums, villas and single family homes. And though the condos may not have the most modern facades with their shingled mansard roofs, they look quite stately in their stonework and do offer some of the best golf course views in Naples. Though I have not played the course, I understand it is exceptional. Cypress, pines, and palmettos make you feel one with the land as developments used to be and should be.
Bear's Paw gets its name from its golf-course designer, Jack “Golden Bear” Nicklaus. Membership in the club, with its 18-hole, par-72 signature course, is capped at 297. Residents use their own golf carts and never have to pay trail fees. Hidden within the forest of cypress and pine trees are condos, villas and single-family homes. There are four clay tennis courts and a number of swimming pools. The clubhouse features an elegant dining room and relaxed grill room.

Blue Heron in East Naples is located off of Radio Road, just a bit east of Santa Barbara. The Dunes in North Naples is located within walking distance of Vanderbilt Beach. LELY is an interesting development in that it was started some 30 years ago and though it is still vibrant with new communities popping up under Stock Development who bought the remaining land in 2002 or so, it has much earlier developments by the original developers the Vanderlelys who also developed Lely Barefoot Beach in North Naples along the beach. The Moorings neighborhood stretches from US 41 to the Gulf of Mexico, just north of Coquina Sands and Olde Naples and just to the south of Park Shore. Developed in the 1960s, much of the area is waterfront. PORT ROYAL/GORDON DRIVE (Olde Naples)
Port Royal, established in the 1950s, is the neighborhood in Naples noted for affluence, not only in Naples, but throughout the United States and the world. It is rare to get anything in Port Royal for less than 2 million, lots included. We did sell one for just under 2 milion this year, but it was a rushed sale and the small cottage was not on the water, though it did offer dockage and very close beach access. Generally though homes will run from 4 million up to the many millions. With just under 600 homesites, Port Royal provides easy access to the beach, and has wide canals that often provide near-breathtaking views (don't want people to lose their ability to breath, but it is a risk in Port Royal). Just to the south of Port Royal is the famed Keewaydin Island which provides a great local getaway for those who can lay their hands on a boat. It is great for shelling and having lots of fun.
Port Royal, on the south part of the peninsula that also includes Old Naples and Aqualane Shores, is the premier boating community in Naples. Of the 500 or so single-family houses in the community, most have back-yard docks on Naples Bay or one of the deep-water feeder canals, a few of which can handle boats up to 100 feet in length. On the western side of the neighborhood, beachfront mansions line the Gulf of Mexico. Some homes were built when the community was developed in the 1950s and 1960s, but most have been reconstructed or torn down to make way for new estates. Boaters can get to the Gulf of Mexico within minutes via Gordon Pass. Marine facilities are available at the City Dock in Old Naples. Residents on almost all the streets in Port Royal are eligible for membership in the Port Royal Club, which is directly on the beach. It has nine tennis courts, dining facilities and an Olympic-sized swimming pool. The club serves as the Port Royal community center, with a wide variety of social activities.
